PURPOSE : To always uniformly evaluate fixed properties by storing line characteristic information, information of use values of lines and use states of curtilage which are evaluated with coefficients based on prescribed factors, and line value information obtained from both information by a prescribed operating means in a storage medium. CONSTITUTION : An air photograph is analyzed and is converted to a graphic pattern and is stored in the storage medium. Line numbers are given based on a land ledger and field investigation to extract lines as patterns on two-dimensional coordinates, and they are stored in the storage medium. A line value information table is operated based on formula I of the coefficient of street which indicates the use value and the utility in accordance with a width W, the classification, etc., of the line, the formula II of the coefficient of proximity which indicates the value with a distance (s) from a station, a hospital, or a pollution source, and the formula III of the coefficient of curtilage which indicates values of the use state, the cultural property, etc., of curtilage itself based on a prescribed improvement level or the like, and this table is stored in the storage medium and is automatically plotted. Coefficient total values are standardized with the line value, which has a maximum line coefficient in a region, as a constant and property values are determined based on lines. Evaluation results are corrected in accordance with transaction examples or appraisal, and stored contents are corrected in accordance with such correction. By such mechanism, fixed properties are uniformly evaluated and the evaluation reference is easily changed.
