PURPOSE : To prepare evaluation information by providing a line characteristic detecting means, a means which evaluates the use value of a line and the use state of curtilage with coefficients based on prescribed factors, a means which obtains a line value in accordance with the results of these means, and a means which displays operation results as a table or a drawing. CONSTITUTION : An air photograph is analyzed into a drawing and is stored as information on a magnetic medium. Line numbers are added based on a road ledger and field investigation to extract lines on two-dimensional coordinates, and coordinates are read. Coefficients 1 of street which indicate the use value and the utility based on a width W, the classification, etc., of lines, coefficients 2 of proximity which indicate line values based on a distance (s) from a station, a hospital, or a pollution source, and coefficients 3 of curtilage which indicate the use state, the cultural property, etc., of curtilage itself based on a prescribed improvement level or the like are operated in accordance with formulas IWIII, and a line value information list is prepared based on a tabulating program, and line values are automatically plotted and are printed out. By such constitution, the fixed property is appraised and evaluated very easily.
