PURPOSE : To evaluate a real estate without contradictions by calculating the value of each optionally selected line based on a certain reference and using it for land evaluation of each drawing. CONSTITUTION : An air photograph is enlarged to obtain the lot and house drawing of a region to be evaluated, and it is stored as information in a storage medium. Information of line names based on a road ledger and field investigation are inputted to the storage medium. Information indicating characteristics of lines are extracted as patterns on two-dimensional coordinates, and coordinates of a selected line and a station S, a hospital H, a post office P, etc., as evaluation factors are read. The coefficient 1 of street which indicates the use value and the utility based on a width W, the classification, etc., of the line, the coefficient 2 of proximity based on a distance (s) from the station, the hospital, or a pollution source, and the coefficient 3 of curtilage which evaluates the use state, the cultural property, etc., of curtilage itself based on the improvement level based on prescribed items are calculated in accordance with formulas IWIII, and the land on each drawing is evaluated in accordance with the line value at every line. |
