PURPOSE : To more objectively and clearly display the evaluation of the price of land by adding official price data, inheritance tax data, municipal property tax data and appraised real estate price data to road data, traffic data, commercial data, public facilities data and regional factor data at every reference area, standard area and arbitrary investigation point. CONSTITUTION : The factor forming the price of land is investigated at every investigation point (reference area, standard area, arbitrary investigation point). The first is road data and points are added according to the kind (national road, prefectural road, etc.) of neighboring roads, the widths thereof, the presence of pavement, the presence of a footway or a culvert and continuity. The second is traffic data and the third is commercial data and the fourth is public facilities data and the last is regional factor data. When balance is taken through the comparison with a reference area and a standard area (mean) in order to evaluate the point detail, the evaluation of the arbitrary point is roughly cleared. In addition thereto, the official price data of the National Land Administration Agency, the inheritance tax data and municipal properly tax data (compared with the past one) of the National Tax Administration Agency and private appraised real estate price data are also simultaneously displayed to still more make the evaluation of the area concerned clear.
