PURPOSE : To perform appropriate evaluation even by an amateur by categorizing various elements for constituting the price of land into multiple items and imparting index values respectively. CONSTITUTION : The various elements (items) for constituting land prices corresponding. to the use sections which are residential land, commercial land and industrial land are categorized by the items to be influenced by the main utilization purposes and ' the influence of utilization forceβ index values are set depending on the degrees of the effect and the force to influence the prices. The index values are grouped into a respective factor and an area factor and are summed up for the respective factors. The index values are compared with the index value of a standard property, difference is found and the difference is defined as the difference of the prices. That is, by interposing the index values, the respective properties are considered as the same property and the prices are evaluated. In this case, repective operations are programmed so that the index values are automatically calculated by programming operational programs in an OA equipment and inputting information (real number values or the like) obtained by an on-the-spot investigation or the like.
