PROBLEM TO BE SOLVED : To provide a real estate evaluation system capable of promptly and exactly evaluating real estate values based on marketing land prices.SOLUTION : The real estate evaluation system is provided with a map data base DB1 to store map data regarding roads of prescribed areas (areas with similar situations) and marketing land price data base DB2 to store road location data of the areas with similar situations and marketing land price data of the roads of the areas with similar situations. When the roads are inputted from an input means 1, the data bases DB1, DB2 are retrieved by the inputted roads by a retrieving means 4, marketing land price data is calculated based on the marketing land price data by an operation means 5 and an output processing of the estimated marketing land price data with the map data is performed by a processing means 6. In this system, the whole marketing land price data of the prescribed area may be updated based on the variance rate of the data.
