A person who wishes to buy or rent real estate accesses the system 1 by using a communication terminal device 11 and inputs retrieval conditions and their importance for each item. A matching system set on a server 5 finds the degree of adaptation of an item to the inputted conditions for each item by using an operation rule in the real estate information database according to respective items in the real estate information database 6. Further, the matching system calculates the evaluated value of the item by using the degrees of adaptation for each item and the importance to extract items having evaluated values larger than a specific value as items to be introduced.
