PROBLEM TO BE SOLVED : To enhance a value of a limited proprietary right of land of a built lot by justly evaluating real estate such as a land and a building and providing a new real estate evaluating and calculating method by a profit reduction method that can promote PFI (private finance initiative) projects and various real estate development projects.SOLUTION : In a real estate appraising and evaluating method various element values are calculated by setting inputs and with operations and made into a table in a memory device. Net profit SN belonging to a land, net profit bN belonging to a building, a building cost and its other depreciable property costs HN, a regular classification superficies cost TSN, the rate of reduction r and a propriety rate q are read to calculate PN=(SN+bN)12N/r-(HN-TSN)N/ q. Land costs PN for each N are continuously displayed on a display device, and a maximum value PNMAX is calculated from each PN and clearly specified.
