SOLUTION : A center managing terminal which is connected to a plurality of user terminals for inputting real estate information through a network has a retrieval item information receiving means 31 which receives retrieval item information sent from a user terminal, a retrieval item information storage means 34 which stores the received retrieval item information, an occupied item information receiving means 32 which receives occupied item information sent from a user terminal, an occupied item information storage means 35 which stores the received occupied item information, a matching means 37 which while retrieving item information matching the retrieval item information, retrieves a person who is searching for an item matching the retrieval item information, and a matching result transmitting means 38 which sends the matching result of the matching means to the user terminal, and which can improve the flowability of real estate enabling items for rent to be changed to each other and moved in.
