PROBLEM TO BE SOLVED : To provide real estate evaluation technology which meets various needs of users in consideration of users' arbitrariness. SOLUTION : A real estate evaluation system is provided with; a means 42 wherein transaction cases and prices of real estates at a plurality of points are preliminarily stored in association with positional coordinates on a map; a means 32 for displaying the map; a means 46 for receiving designation of an appraisal object point on the map; a means 39 for retrieving transaction cases in a region within a certain range including the appraisal object point; a means 40 for obtaining the combination of the prescribed number of transaction cases from retrieved transaction cases; a means 36 which adds prescribed correction to transaction prices of transaction cases in the combination to calculate case trial prices and obtains an average price group; a means 38 which receives designation of a price level for determining an average price to be selected from the average price group; and a means 39 for selecting an average price from the average price group in accordance with the designated price level.
