PROBLEM TO BE SOLVED : To provide an asset valuation system based on a valuation technique which takes into consideration the relationship between an FM financial evaluation technique and a company' s overall business operations, fund-raising activities, and capital investments, which is a problem with conventional FM financial evaluation techniques; a benchmarking method using data for which the newest information is easy to obtain; and a technique for extracting investment and/or management policies based on the manager' s viewpoint.SOLUTION : The real estate asset valuation system comprises a securities database in which a plurality of pieces of fundamental information extracted from asset securities reports and financial statements data and used in the valuation of how real estate assets are invested and/or managed are recorded to match each company; an index data computing part for computing, based on the fundamental information, valuation values for a plurality of valuation scales corresponding to the valuation of each company; and an analysis/valuation part which, depending on the position of each valuation value on a valuation graph using the valuation scales as axes, extracts valuation and problems concerning how real estate assets are invested and/or managed in the industry of the companies to be evaluated.
