PROBLEM TO BE SOLVED : To compute adequate discount rate based on given information concerning real estate, and to get essential price of real estate by placing importance to profitability.SOLUTION : Information concerning real estate is input to this system, and is stored in database 114. Real estate prices or factors which give influence to cash flow in the future are enumerated from information stored in the database 114, and a calculating part 113 expresses behavior of factors by a stochastic model. The calculating part 113 calculates essential price of real estate as expected value concerning the sum of present values in which stochastic discount factor is multiplied by cash flow in the future. In this way, essential value of real estate is evaluated based on all information concerning the real estate and the real estate value evaluation model. |
