PROBLEM TO BE SOLVED : To provide a real estate evaluation technique capable of meeting the various needs of users by taking the users' arbitrariness into account.SOLUTION : A real estate evaluation system includes a means for storing information about real estates at a plurality of points and their prices; a means 46 for accepting the designation of information about the points for evaluation from the information about the real estates; a means 39 for searching for real estates in areas over a certain range including the points for evaluation; a means 40 for determining a predetermined number of combinations of real estates from the real states searched for; a means 36 for determining a group of standard-value prices consisting of a plurality of standard-value prices, by calculating standard-value prices for the prices of each combination of real estates; a means 48 for storing the group of standard-value prices; a means 38 for accepting the designation of a price standard indicative of the degree of bias of values with respect to the distribution of values in the group of standard-value prices; and a means 39 for selecting the standard-value price closest to a value corresponding to the designated price standard among the distribution of the group of standard-value prices.COPYRIGHT : (C)2006, JPO&NCIPI
