A system for real estate sales marketing including collecting on a database buyer attributes from a buyer desiring to purchase or rent a property, the buyer attributes including property requirements of the buyer or lessee. Collecting on a database the property attributes from a list of properties available for sale. Matching the buyer attributes with the property attributes, the matching being effected using a rating system whereby individual property and buyer or lessee attributes are weighted according to the relative importance of each attribute to the buyer. A message is generated when the match of the property and buyer attributes is above a threshold level, the message providing the prospective buyer with details of one or more matched properties. The system is open to a feedback message from the buyer, the feedback being used to adjust the buyer attributes and/or threshold level to maintain a frequency and/or number of messages that is satisfactory to the buyer. It is preferred that system sends messages to a personal mobile electronic contact device such as by SMS message to a mobile telephone.
