PROBLEM TO BE SOLVED : To provide an auction method and an auction system for real estate property improving transaction agreement.SOLUTION : An auction server 50 is composed of a real estate property disclosing section 8 and an auction execution section 6. The auction execution section 6 comprises a selling property registering means 61, an auction period/ID setting means 62, a price setting means 63 for each tender period, a bid receiving means 64, a bid deadline/application receiving means 65, a bid status disclosing means 66, a successful bidder lottery/successful bid notifying means 67, and a bid resumption notifying means 68. A public announcement period for publicly announcing the contents of the selling property, and an auction period for receiving purchase applications next, are provided, and the auction period is divided into a plurality of tender periods for every predetermined number of days. Application prices reduced at a predetermined rate to an appraised price are released in the first to N-th tender periods, and bids specifying the tender periods are accepted.
