Systems and methods are disclosed for allowing an agent to create one or more promotions to send to real estate buyers and their agents. In one embodiment, a computer-implemented method of creating a promotion for a real estate service by at least one real estate agent associated with the real estate service is disclosed. The method may comprise offering to one or more participants one or more promotions that can be selected by each participant and allowing each participant to select a promotion for a particular property to be promoted. The method may further comprise comparing preselected features of the particular property with information in the real estate data to determine the recipients of the promotion, and sending promotional materials to the recipients determined through the comparing step.
