PURPOSE : A system and a method for giving counsel for a mortgage loan to a customer are provided to enable the customer to compare/select a loan condition of each banking facility/area by automatically searching the condition of the mortgage loan from each banking facility/area and providing the searched loan conditions to the customer.CONSTITUTION : A loan counseling server(100) is connected to each banking facility computer(300) and a customer computer(200) through the network. If a mortgage loan inquiry is received from the customer computer, the loan counseling server receives information for real estate of the customer, searches a current price of the real estate, searches available loan products of each banking facility based on current price information and the real estate information. The loan counseling server determines loan condition information such as a loan facility name, the available loan amount, and a loan interest by calculating an available loan amount of the searched loan products through an available loan amount calculating program, and transmits the loan condition information to the customer computer.?
