A property valuation estimation method is provided. A database of past selected property sales with property identifiers (101) is provided. A linked capitalisation factor (102) is established for each property. The linked capitalisation factors are established by processing a sale price of each property against a then prevailing property rate valuation indicator issued by a relevant authority concerned with issuing rate notices therefor. For a property to be valued, property identifiers and a prevailing property identifier are received (105). The database is then searched to find a corresponding property identifier of a past property sale (106). When correspondence or an approximate correspondence is found, a linked capitalisation factor therefor is extracted (107). The extracted capitalisation factor is then applied (108) to the property rate valuation for the property to be valued to arrive at the property value estimation (109).
