PROBLEM TO BE SOLVED : To provide a new real estate evaluation system and real estate evaluation method by which excessive evaluation is not made.SOLUTION : The real estate evaluating system for evaluating a real estate which meets conditions on a plurality of evaluation items input by a user includes : an information storage part in which price information of a plurality of real estates is stored; a computing part which computes price information in the information storage part based on evaluation points in a plurality of evaluation items; a save part which stores the information computed by the computing part; and a providing part which provides the evaluation of the real estate of the condition which user input based on the information stored in the save part. The real estate evaluation system is characterized in that the highest point is set up in the evaluation point and the computing part includes : an ideal price computing means to compute an ideal price by dividing the above price information of respective real estates by ratio to the highest point in each of the plurality of evaluation points; and a reference price computing means to compute a reference price by computing an average of the ideal price.COPYRIGHT : (C)2009, JPO&INPIT
