PROBLEM TO BE SOLVED : To provide a simulation system for supporting a real-estate rental system by lump-sum payment of long-term rent, in which a landlord can rapidly perform credit determination of a tenant applicant. SOLUTION : The simulation system 100 includes a desired condition data storage part 101 which stores desired condition data of the landlord 111 for rental property; a question generation means 102 which generates a question for credit determination based on the desired condition data; an answer storage part 103 which stores an answer to the question from the tenant applicant 112; an answer providing means 104 which provide information stored in the answer storage part to the landlord; a determination result storage part 105 which stores a determination result by the landlord; and a determination result providing means 106 which provides the determination result to the tenant applicant 112.
