PROBLEM TO BE SOLVED : To promptly calculate a cap rate with high objectivity without being influenced by determination by a person in charge of evaluation regarding a real estate cap rate calculation system.SOLUTION : Information strings including : factor groups including area ranks, fluidity indexes, station distance, the total area, ages of buildings, and management states; and cap rates CR are acquired from an information string database for each of a plurality of existent real estates. Factor coefficients f, g, h, i, j, k representing degrees of influences to be given to the cap rates by each of the factor groups are calculated by statistically analyzing many information strings. For an object real estate, input of specification information including an area, the station distance, the total area, and the ages of the building is accepted. A proportional cap rate CR of the object real estate is calculated based on the factor coefficients for each of the factor groups, and each of the factor groups included in the specification information on the object real estate.COPYRIGHT : (C)2013, JPO&INPIT
