The present invention relates to a web-based integrated building management server and a web-based integrated building management system, and the web-based integrated building management server comprises : a user interface for providing a login screen for manager or lessor authentication through a website, displaying a management screen including at least one management item through the website when the manager or lessor is authenticated, and displaying a corresponding output screen when a selection signal and a processing request signal on a management item are inputted; an integrated building management module which comprises a rent information management unit for managing rent information, a facility management unit for managing facilities in a building, a cost management unit for managing rental costs, management expenses, facility fees, payroll costs, and/or an entrance/exit management unit for managing entrance/exit in the building, and manages information related to the building in at least one of the management units; and a control module for connecting and transmitting a process request signal to a corresponding management unit of the management units included in the integrated building management module according to a management item selection signal inputted through the user interface and controlling the corresponding management unit so as to display an output screen corresponding to the process request signal, wherein the rent information management unit provides a current rent state or rental cost information of the building by being linked to a real estate agency server, the facility management unit determines state information of the facilities in the building by analyzing information collected from a plurality of sensors for sensing states of the facilities and provides the determined state information, the cost management unit receives a current deposit and withdrawal state in real-time by being linked to a financial institution server and provides a current cost processing state, and the entrance/exit management unit manages entrance/exit information by being linked to a security card or a security camera installed at a gate.
