The present invention relates to a service method for analyzing value of auction and public sale auction for real estates in consideration of land use regulation and a system thereof. The service method comprises the following steps of : (a) extracting lot numbers from real estate information bided for auction or public sale auction from a court auction server and Korea asset management corporation (KAMCO) public sale auction server, and building the lot numbers in a database; (b) adding land use regulation information to a real estate information extracted per each lot number, and building the real estate information in the database; (c) analyzing a real estate which can be compensated for land use regulation and a real estate which can be used due to cancellation of land use regulation respectively; (d) analyzing investment profits of the real estates; and (e) transmitting the analyzed investment profit information to at least one user terminal through a wired and wireless communication network.
