Disclosed are a method for automatically calculating a real estate appraisal value and a program implementing the same. According to the present invention, the method for automatically calculating a real estate appraisal value comprises : a step of extracting data from a first server with data on individual appraisals, storing the data in a second server and converting the data into a database; a step of filtering the data converted into a database in the second server, including the steps of (a) selecting and deleting data without an appraisal value, (b) selecting and deleting data without appraisal base date information disclosed, and (c) selecting and deleting data without an address disclosed; a step of setting the area of an individual property as an X value and setting a price of the individual property as a Y value, among the filtered data in the second server; a step of analyzing a causal relationship between the X value and the Y value through linear regression analysis; and displaying, to a user, an average value of the analyzed causal relationship between the X value and the Y value.(AA) Run chart of appraisal-related data collection and automatic calculation of regression analysis appraisal value(BB) Data collection(C) Filtering(DD) Processing(EE) 1.
