The server comprises : a lease/transaction managing module for registering basic information about a real estate inputted by a leaseholder terminal to post an advertisement of looking for tenants, providing a function of searching the basic information about the real estate via the tenant terminal and a broker terminal, and for managing the contract to be completed online through the leaseholder terminal and tenant terminal; a rent fee managing module for transmitting a request of a rent fee to the tenant terminal, receiving deposit details from a corresponding bank server after a monthly rent fee is deposited into a private account or a virtual account in database, and for re-transmitting the same to the leaseholder terminal; and a lease managing module for managing the state of facilities installed in a leased building, registering a request of repair and maintenance related to the real estate inputted by the tenant terminal, and providing a function of searching the state of the corresponding situation about the request in real time. According to the disclosed specification, the present invention is capable of satisfying the needs of tenants, leaseholders, brokers and even construction companies and providing a comprehensive system for managing real estate leases where concerned people′s time and efforts can be drastically reduced.
