PROBLEM TO BE SOLVED : To calculate a parameter regarding risk evaluation for real estate non-recourse loan.SOLUTION : A loan risk evaluation parameter calculating device comprises : information storing parts 120 and 160 that store various kinds of information; a function 11 that calculates a rent income on the basis of rent income trend and volatility which are stored in the information storing part; a function 15 that calculates a cap rate on the basis of cap rate volatility stored in the information storing part; a function 12 that determines an applicable rent income to be applied to calculation of a parameter regarding risk evaluation, on the basis of a target property' s tenant form which is stored in the information storing part and relates to real estate non-recourse loan; a function 9 that uses the applicable rent income to generate a cash flow; and a parameter calculation function 3 that executes various kinds of tests by using a property price to be calculated from the cash flow and the cap rate and also by using the cash flow, and calculates a parameter on the basis of amount of loss at the time of default generation.SELECTED DRAWING : Figure 9COPYRIGHT : (C)2017, JPO&INPIT
