According to an embodiment of the present invention, a real estate predicting server includes a data collection module for collecting web documents of real estate related content through a plurality of data channels, a data processing module for extracting real estate related keywords from the collected web document and calculating a keyword frequency per a web document per a region and/or a data channel for the extracted keywords, a data analysis module for selecting a part of the extracted keywords based on a relationship between the extracted keywords and a predetermined real estate related trend index, as target keywords, a polarity value calculating module for calculating a polarity value and a weighted value of the polarity value for the real estate related trend index of the selected target keywords, respectively, and a leading index calculation module for calculating a leading index related to the real estate based on the keyword frequency per a web document of the selected target keywords, the polarity value, and the weighted value of the polarity value.
