According to the present invention, the real estate value evaluation method based on floating population patterns comprises the steps of : (a) receiving a real estate evaluation request query including information regarding one or more locations of interest from a user terminal; (b) determining an evaluated real estate value of each location of interest based on the real estate price of a shopping mall and future stores to be in the shopping mall in each location of interest determined through using the floating population pattern information of the surrounding areas including each location of interest; and (c) evaluating the real estate value of each location of interest by comparing the evaluated real estate value of each location of interest with the evaluated real estate values of the surrounding areas or with the real estate value of a different location of interest.
