In order to achieve the purpose, the system for evaluating a real estate, comprises : a real estate information database in which publicly notified individual land price information of a boundary real estate located in a first administrative division is stored; a publicly notified individual land price database in which publicly notified individual land price information of a comparison target land located in a second administrative division in a land adjacent to the boundary real estate is stored; and a first administrative division server in which a publicly notified individual land price adjustment program is installed, wherein the publicly notified individual land price adjustment program extracts publicly notified individual land prices of the boundary real estate located in the first administrative division from the real estate information database, and adjusts the publicly notified individual land prices of the boundary real estate to have a price difference between 10 to 20 percent by comparing publicly notified individual land prices of a comparison target land adjacent to the boundary real estate.
